Acceptance of Terms

By accessing or using BayarTepat, a multi-tenant property payment management platform developed and operated by PT Rancang Nusantara Teknologi ("the Operator"), you agree to be bound by these Terms and Conditions ("Terms"). If you do not agree to these Terms, you may not access or use the Service. These Terms apply to all users of the Service, including administrators, management, marketing, legal, and finance personnel across all Tenants.

Description of Service

BayarTepat is a cloud-based property payment management platform serving multiple property development companies ("Tenants"). Features may include:

• Property and project management
• Buyer payment tracking and management
• Payment plan and instalment scheduling
• Automated penalty calculations (flat or progressive)
• WhatsApp payment reminder automation
• Email notifications such as SP escalations and monthly reports
• Web push notifications for real-time payment alerts
• SP (Surat Peringatan) legal escalation tracking
• PDF report generation (monthly, buyer, payment plan)
• Role-based access control
• Multi-factor authentication (TOTP)
• Per-Tenant branding and configuration
• Tenant-scoped data isolation
• Feature availability may vary based on Tenant configuration and subscription

Multi-Tenancy

The Service operates as a multi-tenant platform where each Tenant's data is strictly isolated. Users belonging to one Tenant cannot access, view, or modify data belonging to another Tenant. This isolation is enforced at the database level. Each Tenant is responsible for managing their own users, companies, and configuration within the platform. The Operator provides the platform infrastructure and may assist with Tenant onboarding.

User Accounts

User accounts are created and managed by Tenant administrators. By using an account, you represent and agree that:

• You are at least 18 years of age
• The information you provide is accurate and complete
• You are authorised by your employer or Tenant to use the Service
• You will use the Service only for legitimate work-related purposes
• You will maintain the confidentiality of your login credentials
• You are responsible for all activities conducted under your account
• You will promptly notify your administrator of any unauthorised access
• You will use strong passwords and enable two-factor authentication when available
• Your Tenant's administrator may suspend or terminate your account at any time; upon termination your access is revoked, while Tenant data may remain accessible to administrators and may be retained as required by contract, operations, or law

Acceptable Use

You agree not to:

• Use the Service for any unlawful or unauthorised purpose
• Share login credentials or allow unauthorised access
• Attempt to access accounts, systems, or data without permission
• Attempt to access data belonging to other Tenants
• Upload malicious software, viruses, or harmful code
• Upload false, misleading, or fraudulent information
• Scrape, harvest, or extract data from the Service
• Use the Service for competitive analysis, benchmarking, or resale without authorisation
• Reverse engineer, decompile, or disassemble the Service
• Interfere with or disrupt the Service or its infrastructure
• Harass, abuse, or harm other users
• Violate any applicable laws or regulations

User-Generated Content

You retain ownership of content you upload to the Service, including documents, photos, and data. By uploading content, you grant PT Rancang Nusantara Teknologi a non-exclusive, worldwide, royalty-free licence to host, store, reproduce, process, transmit, and display such content solely for the purpose of operating, securing, maintaining, improving, and providing the Service. You are solely responsible for the content you upload and represent that:

• You own or have sufficient rights to the content
• The content does not infringe third-party rights
• The content is accurate and not misleading
• The content complies with applicable laws and regulations
• We reserve the right to remove or restrict access to content that violates these Terms or applicable law, with or without prior notice

Data and Privacy

Your use of the Service is governed by our Privacy Policy, which describes how personal data is collected, processed, stored, and protected.

Intellectual Property

The Service — including its software, design, features, documentation, and underlying technology — is owned by PT Rancang Nusantara Teknologi and protected by applicable intellectual property laws. You may not copy, modify, distribute, or create derivative works without prior written permission. "BayarTepat" and all related logos and marks are trademarks of PT Rancang Nusantara Teknologi, and unauthorised use is prohibited. Tenants may upload their own branding assets (logos, images) for use within the platform; such assets remain the property of the respective Tenant.

Third-Party Services

The Service integrates with third-party services for purposes including database hosting, authentication, messaging, email delivery, content delivery, error monitoring, and browser push notifications. Your use of such services is subject to their respective terms and policies. PT Rancang Nusantara Teknologi is not responsible for third-party services.

Service Availability

The Service is provided on a commercially reasonable basis. We do not guarantee uninterrupted or error-free operation. Service interruptions may occur due to:

• Scheduled maintenance
• Emergency updates
• Database migrations
• Force majeure events or factors beyond our control
• We reserve the right to modify, suspend, or discontinue any part of the Service at any time; where practicable, advance notice will be provided for significant changes

Disclaimer of Warranties

The Service is provided "as is" and "as available", without warranties of any kind, express or implied, including but not limited to:

• Merchantability
• Fitness for a particular purpose
• Non-infringement
• Data accuracy or completeness
• Uninterrupted or error-free operation

Limitation of Liability

To the maximum extent permitted by law, PT Rancang Nusantara Teknologi shall not be liable for:

• Indirect, incidental, special, consequential, or punitive damages
• Loss of profits, revenue, data, or business opportunities
• Damages arising from use or inability to use the Service
• Damages caused by third-party services or user content
• Damages arising from data isolation failures between Tenants
• Total liability shall not exceed the fees paid by the applicable Tenant for the Service in the twelve (12) months preceding the claim

Indemnification

You agree to indemnify and hold harmless PT Rancang Nusantara Teknologi from claims arising from:

• Your use of the Service
• Violation of these Terms
• Violation of third-party rights
• Content you upload or submit

Governing Law

These Terms shall be governed by and construed in accordance with the laws of the Republic of Indonesia.

Dispute Resolution

Any dispute arising from these Terms shall first be resolved through good-faith negotiation. If unresolved, disputes shall be submitted to the courts of competent jurisdiction in Indonesia.

Severability

If any provision of these Terms is held unenforceable, the remaining provisions shall remain in full force and effect.

Entire Agreement

These Terms, together with the Privacy Policy, constitute the entire agreement regarding the Service and supersede prior agreements.

Changes to Terms

We may update these Terms from time to time. Continued use of the Service after updates constitutes acceptance of the revised Terms. The "Last Updated" date at the top indicates when changes were last made.
